We are renovating Ferienstudio Heidi in Ernen (Valais, Switzerland) with a lot of time, love, care and attention. We expect our guests to treat the Ferienstudio with care. Therefore, we would like to draw your attention to the following points. We take the points below seriously. We do this to ensure that the next guest receives the studio in the same immaculate condition as you and also has a pleasant stay. For most guests, these rules are a matter of common sense, but in some cases they are not obvious.
Ferienstudio Heidi (holiday studio in German) will be referred to hereinafter as ‘studio’.

House Rules
General rules
- Parties and events are prohibited.
- Report defects or damage immediately (and at the latest within 24 hours), so that we can solve this (also for subsequent guests).
- Do not move furniture. This way you avoid damage and noise pollution for the neighbors.
- You can use WiFi for free. If this does not work, you are welcome to report this to us. Then we make sure that this goes to the right department. We are not responsible for this. Unfortunately, we cannot provide technical support ourselves. No refunds will be made for internet issues.
- Professional eroticism is prohibited.
- Commercial photography or videography is only permitted with prior written permission.
- Illegal drug possession is not permitted in our property, in common areas and on the grounds of Feriensiedlung Aragon.
- You are respectful of the environment (such as nature and neighbors/fellow guests). It is not allowed to cause nuisance (in any form) during your stay.
Smoking is prohibited
- Smoking of any kind (including vaping and smoking cannabis and vaping) is not permitted in the studio (including on the balcony and in front of the front door) and on the grounds of Feriensiedlung Aragon (including in the underground parking garage, stairwells and the like).
- Smoking (e.g. of cigarettes, cigars, pipe, vaping etc.) is only permitted outside the grounds of Feriensiedlung Aragon. (Cigarettes) Butts should be disposed of in an ashtray that you should take with you.
- Guests who smoke will be charged a fine of CHF 250 + plus the cost of removing smoke from the studio. Abuse (and smoking in any form) in the underground car park is subject to a fine of CHF 1000.

Limit noise: take rest times into account
- Limit noise. Please consider our neighbors and surroundings. Noisy behavior (including excessive noise such as from loud music) is not allowed in the studio, on the balcony and on Feriensiedlung Aragon.
- Mute the volume of the radio, television, personal musical instruments and the like. Respect the wishes of others who only want to be at rest.
- The official rest times at Feriensiedlung Aragon are from 22:00 to 07:00 local time. Be completely silent during these times. During this time, it is forbidden to fill and/or empty a bathtub, operate dishwashers, vacuum cleaners, dryers or washing machines and the like.
- Carry out work that causes noise pollution between 08:00 and 12:00 and between 13:00 and 20:00 local time. Respect religion. Therefore, please do not do this on Sundays and holidays.

Fire prohibited
Due to the environment, safety and allergies, it is prohibited at all times in the studio, on the balcony and on the grounds of Feriensiedlung Aragon to:
- Use candles (including scented candles). Due to the risk of fire, it is not allowed to light candles. If the power goes out, you can use existing flashlights.
- Use incense, sage, palo santo and the like.
- Apply aromatherapy (and burn essential oil in water over a tea light).
- Make open fires.
- Set off fireworks yourself.
- Use charcoal grills.
- Use Barbecue. The only exception to this is that if there is no fire hazard according to the fire brigade, the communal barbecue can possibly be used outside, on the grounds of Feriensiedlung Aragon. In the surrounding area, there may be a fire hazard due to prolonged heat and drought. By order of the fire department, the joint barbecue may be prohibited to use. Ask at the reception if it is allowed to use the shared barbecue.

Number of guests / visitors
- It is only allowed to engage the studio personally. All overnight guests must be registered with the reservation request. The maximum number of registered overnight guests is 2. It is not allowed to transfer the reservation to someone else without permission.
- Any visitors should be discussed with us before being invited. Visitors may not exceed 2 people in the studio at any time.
- Only registered guests may be in possession of the key at any time.
- All guests are liable for all damages (including the common areas of the building), including legal costs.
- Pets are not allowed.
- Only people aged 18 or over are allowed to make a reservation.
- Children under the age of 18 are not allowed to stay in the studio alone, without the supervision/accompaniment of an adult (at least 18 years old).
- If you would like to use the free guest card (from Landschaftspark Binntal), which allows you to use the ski bus free of charge, for example, please get in touch with us. We’d be happy to arrange this for you. In that case, we’ll need your personal details (your full first and last name as they appear in your passport, and your email address) to apply for your card. You’ll receive your guest card by email.


Avoid synthetic and strong odor
In the studio, we want to prevent respiratory stimuli as much as possible due to allergies. For example, in the studio, please do not use:
- Perfume
- Strong smelling deodorant
- Freshener
- Hairspray
- Raclette oven
- Extremely spicy dishes whose smell lingers
- (chemical/synthetic) cleaning agents with perfume. Please use the available cleaning agents. Are you missing a cleaning product? Please let us know so we can provide a solution.

Consider the environment
We are aware of the environment and energy. That’s why we really appreciate it when you separate waste, you don’t waste excess (hot) water, you don’t leave the central heating on unnecessarily when you go out, and so on. Thank you for your cooperation.
Prevent fire:
- Unplug appliances you are not using from the wall outlet.
- Unplug devices during power outages.
- Do not charge electrical appliances on the bed.
- Unroll extension cords or cable reels completely.

Check-in/check-out
- Check-in is available from 16:00 to 18:00 local time.
- Check-out must be by 10.00 am local time at the latest (no later than this, due to cleaning).
- Early check-in and late check-out are difficult to arrange, as the studio may be booked back-to-back and cleaning is required. Depending on the circumstances, the cost for an early check-in and/or late check-out may range from CHF 25 to the full nightly rate of the booking.
- Guests who stay longer than planned or delay cleaning are liable for associated costs.
- Please wash up or run the dishwasher before you check out.
Parking rules
- There is one free parking space available for a standard-sized car in a covered, underground parking garage. You are only permitted to park in the space whose number we will share with you after your booking. The parking space is 4 meters long, 2.2 meters wide and has a maximum height of 1.90 meters.
- In the communal covered parking garage it is forbidden to park in other parking spaces that are temporarily empty. These spaces belong to other people.
- Storing items in the communal covered garage is prohibited, due to the risk of fire and accidents. An exception to this is bicycles and skis.
- There are no parking spaces available at Feriensiedlung Aragon for any visiting guests. Would you like to receive visitors? Please get in touch. We may then be able to suggest places where guests can park (possibly for a fee or free of charge).
- It is not possible to charge electric cars at the apartment complex. If you come by electric car, there are two charging points in the village, about a 10-minute walk from the studio.
- Park your bikes in 1 of these 3 places,:
– the covered communal bicycle parking outside.
– the underground car parking garage, in the communal bicycle shed. This is locked with a key.
– the underground car parking garage in your free car parking space, if the bikes fit in the parking space (and they don’t stick out). After your booking you will receive the number and an explanation of where to find this place.
Hygiene rules
- Treat the studio with respect, as if it were your own home:
– Keep the studio neat, clean and tidy. Use coasters under pans and glasses/cups. Leave the studio neat and clean, in the same condition as how you found the studio.
– Close the windows when you leave.
– Lock the doors when you leave. - Put all used dishes in the dishwasher, with the exception of wooden items, the bottle opener and knives that are in the wooden knife block.
- Do not wash the dishes by hand, with the exception of wooden items, the bottle opener and knives that are in the wooden knife block.
- Only the use of dishwasher tablets is allowed for the dishwasher. Never use detergent as it will break the appliance. The dishwasher tablets are under the sink. Have they run out? Please let us know.
- The worktop and induction hob should be wiped after cooking and clean when checking out. Please use only a soft cloth or sponge.
- Do not use metal utensils or objects on and in the pots, pans and on the induction hob. This way you prevent damage.
- The use of scouring pads is prohibited on the induction hob (this will cause damage).
- Do not eat or drink in bed.
- Prevent clogging in the pipes. Please be mindful of water safety. It is forbidden to discharge insoluble solids and oil into the sinks, toilet, and so on. Throw tampons, sanitary napkins, wet wipes, hair from hairbrushes and similar items in the bin (in a special orange garbage bag that is present. Is this orange garbage bag no longer there? Please let us know). Dispose of oil at the waste station in the appropriate container. Dispose of leftover medicines at the disposal station (do not flush them down the toilet and sink).

Linen rules
- If you are wearing wet (swim)wear, you are not permitted to use the indoor furniture or garden cushions.
Shoe rules
- It is forbidden to walk inside the studio with spikes or other sharp objects under your shoes (such as sharp stones). This helps prevent damage to the floor.
- There are various (small) stones in the surrounding area that can damage the floor. To be on the safe side, please always take off your shoes (including heels) at the studio door. This prevents the floor from getting dirty or damaged and avoids noise disturbance for the neighbours.
- Please place your (wet/snowy/muddy) shoes on the designated rubber mats by the shoe rack.
We would really appreciate it if you could take your shoes off in the studio and place them in the designated area. By doing so, you’ll help keep the floor clean and ensure the neighbours aren’t disturbed by noise. Thank you in advance for your cooperation!

Heating rules
- Keep the radiators clear.
- As experience has shown that it is not necessary, the heating by Feriensiedlung Aragon is switched off as standard in all apartments in part of May, June, July, August and part of September. Is the temperature unpleasant? Please contact us immediately, so we can assist you.
- Are you leaving for a long time? Close all windows. Turn down the heating as low as possible: turn on the thermostat *. The radiator valves must never be completely closed.
Ventilation rules
Keep the studio as dry as possible to avoid mold:
- Ventilate the studio briefly and thoroughly every day by creating a draught (5 minutes is sufficient).
- Keep the shower cubicle closed when in use.
- After showering, wipe the wet tiles with a squeegee.
- Has water been spilled, for example next to the shower, sink or washbasin? Wipe it dry.
- Is there moisture in the refrigerator? Remove this, for example with paper towels.
Balcony rules
- Do not throw anything from the balcony.
- On the balcony it is forbidden to hang or place objects that protrude beyond the railing when the studio is not in use.
- Feeding birds on the balcony is prohibited. Offenders are responsible for cleaning any soiled facades, awnings and terraces.
- In Switzerland, many people are Christian. On Sundays and public holidays, due to religious reasons in Feriensiedlung Aragon, laundry may not be hung outside on the balcony. Please respect this.
Other rules Feriensiedlung Aragon
- On the (walking) paths/grounds of Feriensiedlung Aragon, guests are prohibited from using motor vehicles, bicycles and sledges on the trails. In this way, accidents are prevented. You can walk with a motor vehicle, bike and sledge.
- Please do not damage plants, trees, shrubs or flowers in the studio or on the grounds of Feriensiedlung Aragon. If a tree branch or similar is in your way, please feel free to get in touch. We will then contact our representative so that the issue can be resolved for you.
- Please keep the entrance to the studio tidy.
- It is forbidden to play in the stairwell, at the entrances of the apartments, in the temporary parking spaces and in the communal underground parking and bicycle parking. This is due to the risk of fire and accidents.
- Personal belongings may not be left in the common areas. Do you use the common children’s playground outside? Leave these neatly. Take your belongings with you.
- The use of electricity from the general sockets is not allowed. This also applies to charging batteries of any kind (due to fire hazard). You can charge your battery in the studio. Remove the battery from the socket when it is charged, due to fire hazard.
- There is a light switch that allows the outdoor lighting for the studio to be turned on and off. Keep outdoor lighting off during the day.
- Only these common areas are available for guests:
– communal bicycle storage: inside (near the covered car garage) and outside.
– Communal barbecue, children’s playground and table tennis facilities.
Use is at your own risk. Other common areas are not available for guests.
Terms
1. The studio accepts no liability:
- A. If the communal barbecue can not be used, due to fire hazard.
- B. For any disturbance (including noise) caused to others (such as neighbours and animals) and for work or activities in the surrounding area, such as gardening.
- C. For loss, damage or theft of your personal property during your stay.
- D. For any physical, emotional or mental injury suffered while in the studio.
2. We respect your privacy. If deemed necessary, the owners are authorized to enter the studio at any time.
3. If anything gets broken during your stay, you are responsible for the costs of any damage. This includes losing keys, stain removal costs, damage to furniture, glass damage, fire damage, and so on. Tip: take out liability insurance to cover any damage you cause.
Summary fees:
- Parties and/or excessive noise: Immediate eviction and no refund (regardless of the time or circumstances).
- Damage: 100% of the cost.
4. If guests do not adhere to the House Rules and, for example, cause a disturbance, the studio is authorised to order the guests to leave, without refund of any costs (such as the remaining booked days, deposit and travel expenses).
5. In the unlikely event of a double booking (such as due to a technical error), the booking that is last registered in the booking system will be cancelled. This Booker will be informed as soon as possible and will receive a full refund of any costs paid.
Cancel
If you wish to cancel your booking, please feel free to let us know by email (info@studio-ernen.com). Is this an unexpected, last-minute cancellation (for example, due to personal circumstances)? We will do our best to find a suitable solution. Perhaps we can find a new guest and your booking can be rescheduled. If this is not possible, cancellation fees will be charged:

Tip: take out cancellation insurance that covers cancellation fees if your stay cannot go ahead (such as due to illness of yourself or others, Covid, unemployment, the death of a pet or loved one, or pregnancy).
If, in exceptional circumstances, the Studio is forced to cancel your booking, you will receive a full refund of the amount paid.
